HUD's $3M AI Permitting NOFO Is Great News. It's Also Only Half the Story.

The federal government just put $3 million behind AI in our industry. HUD's Automated Permitting Systems Demonstration NOFO is funding tribal, state, and county jurisdictions to deploy AI in the building permit plan review process. The goal is to test, in real operating conditions, how automated systems change processing timelines, workflow efficiency, staff roles, and applicant experience. Applications are due July 13, 2026.

This is a meaningful signal. It is the federal government acknowledging that AI tooling in the AEC pipeline is ready for production environments, not just pilot projects. Vendors building plan-review AI are well-positioned for it, and the demonstration data will give every other jurisdiction in the country a reason to follow.

What the headline misses

By the time a project reaches the permitting desk, the hard decisions have already been made. Site selection. Entitlement strategy. Code analysis. Zoning conformance. Due diligence. That is where the killed deals, the blown timelines, and the wasted dollars actually live. Automating the back end of the pipeline is a real win for cities. It does not, by itself, help a developer figure out whether a parcel is buildable in the first place.
